For many fans, football season has arrived, but for many homeowners so has the time to sell their houses. Whether you're looking to downsize, rightsize or economize, here are the 10 "vital statistics" that every homeowner should know before putting their home up for sale. Understanding these statistics will help make for a smooth, stress-free move and help you get the highest price possible for your home.
- Number of homes currently on the market
- Average list price
- Average sales price
- Average days on the market
- Average days from contract to closing date
- Difference between list and sale price
- The "absorption rate" (The current supply of homes divided by the number of homes selling over the last six months to determine how many month's supply there is.)
- The sales price for comparable homes that have sold
- The asking prices of homes that you are competing with
- Whether you are in a climbing, falling or stable market
Each municipality is different - and each area of the country is different. You should not rely on "national statistics" when pricing your home but rather very specific ones.
